One of the first questions I usually get from short sale buyers in Carmichael is “What does short sale contingent mean?” Short sale contingent means that the seller has already accepted an offer on their home but they are still waiting on their lender to approve the short sale. While waiting for the short sale approval, the MLS listing is labeled “short sale contingent” and will not actually be “pending” until the bank issues an approval letter.
Carmichael short sales often offer better deals to buyers than traditional sales. If you are a Carmichael buyer searching for a new home, look for those marked “Active Short Sale.” These are available short sales and are open to offers.
