I think I’m actually jealous of the buyer who just closed on my latest sold condo in Rocklin. 412 Beachcomber Drive is a 3 bedroom, 2 bath condo with 1,200 square feet. It was a short sale with Bank of America and Greentree that got approved and sold for $145,000. That’s right…3 bedrooms in Rocklin for $145K…Lucky buyer!
Rocklin short sales take some time to get approved by the lender. When I first listed this property and opened escrow, $145,000 was the current market value. However, in the few months it took to get the short sale approved, Rocklin has seen some amazing appreciation. If I listed this Rocklin condo today, I’m certain it would sell around $175,000. The low inventory and high buyer demand has really driven prices UP! You’ll be pleasantly surprised to find out your homes current value. Finally after 7 long years of bad real estate news, things are looking much better!
As a Rocklin real estate agent for the last 15 years and 500+ homes SOLD, I’ve experienced all kinds of market shifts. This current seller’s market reminds me of 2005, when buyers were in a frenzy to buy a house, any house! The big question now is “will it last?”
- There are still tons of people who are underwater on their homes and have missed mortgage payments. That needs to shake out before we’ll have a true recovery.
