Take a look at my latest SOLD home in Rosemont/College Greens area. 8251 La Riviera Drive just sold in December for $150,000. This is a great starter house in a terrific area. College Greens has great access to Hwy 50, is very near CSUS and has a lot of shopping, restaurants, and parks near by. It’s probably the best neighborhood I’d want to spend $150,000!
This College Greens condo was in good condition. It had 3 bedrooms, 1.5 baths, and almost 1200 sqft. The buyer also received 3% back for closing costs. If you’re a home buyer that needs closing costs, make sure you’re working with an experienced real estate agent. This type of negotiation is tricky for a novice agent but so necesssary for buyers!
Current home prices in this part of College Greens are around $125-$135 per square foot, give or take for condition and extras. The market has definitely softened over the last 6 months. Last summer, prices spiked dramatically. Now, there as more inventory and less rush to buy. Part of that is the season. It’s much slower in the winter. Come Spring, the buyers will come out in droves. So if you are thinking about buying, try to make a move in the next couple of months before there is more competition and less chioce!
