Timing…when it comes to buying and selling houses in the Sacramento area, timing can be either a blessing or a burden! I got a call from a past client to list and sell their home on Tiffany West Way in Sacramento/Rancho Cordova area. I helped them buy this home just over 3 years ago, and they loved it, but a job transfer threw them a curve ball and they HAD to sell.
Often a relocation is financially difficult for homeowners. The timing can be WAY off regarding decreased home values, length of ownership or loan, and ongoing repairs or remodels. A seller may owe more than their home is worth and have to short sale in order to move on. So, it’s no surprise that when my clients called, they were STRESSED!
Luckily for them, timing was definitely in their favor! It started back when they bought their home in 2011. The market was slow and short sales were the biggest type of sale happening in the market. Their home had been sitting on the market for over 100 days and no buyers were paying much attention to it. They saw the potential, and were willing to wait out the short sale. They grabbed this almost 1,800sqft. 3 bedroom for $180,000.
2011 was a LOW in Sacramento real estate. We saw a market shift in 2012 and prices started creeping up. Since then, we’ve seen gains of about 30%! I listed and sold their home for $253,000 and it took just 5 days to sell!
Timing was in my clients favor when they BOUGHT and SOLD. That doesn’t always happen, especially in situations out of your control like a relocation. I’ve been a real estate broker for over 15 years and have seen my share of BAD timing. It was so nice to see it work out in this case.
