Listen up Rocklin home buyers! If the new home of your dreams is a short sale, these tips will help you write a strong short sale offer. This advice will also increase your chance of beating out any other buyer competition! Here are some tips to keep in mind while writing your short sale offer:
1. Don’t ask for a HOME WARRANTY. Banks seldom accept an offer with a home warranty. It is not one of the costs that they will typically pay for. So, if you still want one, be prepared to pay $300-$500. As a Rocklin short sale agent, I’ll sometimes buy this as a closing gift for my clients!
2. Don’t ask for a PEST INSPECTION. I highly recommend that all Rocklin home buyers get a pest inspection. Just DON’T ask for it in the contract. Asking for a pest inspection scares banks for a lot of reasons. Typically a bank will not pay for a pest inspection. If you write it in the contract, your lender will demand that repairs are made. Banks don’t pay for repairs! You can see how difficult in now becomes to close escrow. Instead, buyers should buy their own pest inspection. If they are not satisfied with the results, they can renegotiate their offer price. That way you are well-aware of any pest problems and your lender isn’t involved.
3. Close of escrow should be 30-45 days. It appears you are a weak buyer if you can’t close escrow in less than 45 days. Banks and sellers don’t want to be in contract longer than that. If you can’t preform, they want to move on with another buyer who can.
4. Choose your Rocklin short sale agent wisely. Short sales are not like regular equity sales. They reqiure not only negotiation with the seller, but also the bank. Real estate agents who have extensive short sale experience will better navagate the often intense short sale negotiation, disclosures, and escrow.
