The Roseville real estate market is a little on the cool side. With about 3 months of housing inventory, and 46% more homes on the market than this time last year, sellers and their listing agents have a harder job lately.
BUT…Roseville home prices are NOT falling. Prices have steadily increased 4.5% since last year. That means that more average income earners are getting priced out of the Roseville real estate market. The Sacramento Bee reports that average income earners are being “squeezed” out of the market because of stagnant wages, competition from home flippers, and the increased cost of new construction. They say: “Construction costs are up from about $40 per square foot in 2001 to $60 per square foot today.” That means that is is very difficult to build a new home for less than $250,000. While construction costs have risen, average incomes have declined to $57,500 from a high of $66,000 in 2008.
Increased Roseville home prices paired with stagnant wages means that Roseville home buyers are getting priced out of the market. It means that RIGHT NOW is your best time to buy before it’s too late and you’re priced out of the market. There is a cherry on top: Because it’s taking a bit longer for Roseville sellers to actually sell, they are sweetening the deal. A good Roseville real estate agent will be able to negotiate for you to save thousands of dollars off the listing price, and have the seller take care of a lot of repair items that they wouldn’t have to do with more competition in a stronger sellers market.
It’s so easy to sit back and wait to buy, but I’ve seen so many people regret that decision when they are finally ready and can no longer afford the house that they could have a year ago. Roseville prices are steadily increasing and wages are not.
