How long will it take to sell my Rocklin home?
I get this question often! The answer varies but typically the homes I list take 45-60 days to sell from START to FINISH. You can count on about a 30-day escrow once a buyer is contract. So what makes up the rest of the time? The answer mostly boils down to these four factors:
- Condition
- Listing Price
- Location
- Current Market Conditions
Let’s start with the CONDITION of your house.
When you list your Rocklin home for sale, DON’T worry! It doesn’t have to be in perfect or new condition in order to sell quickly. But at the very least, it should be in clean and uncluttered condition with a fresh and clean smell. Clear your yard of any leaves or debris and trim back unruly bushes . Let’s say your house hasn’t been regularly maintained or has obvious maintenance issues. That’s okay because some buyers are looking for “fixers” and want to choose items fit to their own tastes. On the other hand, let’s say your house is not only well-maintained but updated, staged, and looks like a trendy model-home. That’s exactly what other buyers want! Rocklin homes in BOTH conditions can get offers in 1-10 days.
If your want to sell your Rocklin home quickly, LISTING PRICE is a major factor.
The easiest way to determine the value of your home is to look at the most SIMILAR and RECENT comparables. If you aren’t sure where to find that information, call or message me with your address and I will send you customized comparables. Once you have the list, you can compare. Is there a home in very similar condition to your home that sold 3 weeks ago? This would be a GREAT comparable for you. Pricing your home at the same price is a safe bet that you will get an offer within 2 weeks. Let’s say your house is in excellent condition with lots of designer upgrades and the most recent comparables are homes with the same square footage but in average condition. If you price your home the same price, you will probably get offers within a couple of days! You might even attract a large pool of buyers and a multiple-offer situation with offers above the listing price. This is a great way to sell your home quickly. There are a lot of pricing techniques and strategies Rocklin real estate agents can use depending on how much time you have to sell.
LOCATION is another factor to consider.
Rocklin is a terrific town! Like the majority of people here, I moved to Rocklin for the excellent schools and family-friendly community. Rocklin in general IS an amazing location. But if you back up to a busy or loud street, are right across the street from a school, have the railroad tracks right along side of you, or are located on a busy corner, it will take you a little longer to sell your house because you will need to attract the right buyer who doesn’t mind the extra noise. You will also need to compensate with your listing price. Rocklin homes with busy locations will sell for a little less than comparable homes in quieter areas. You should expect to wait a bit longer to sell your home if you’re in a busier location.
Current real estate MARKET CONDITIONS will definitely determine how long it will take to sell your home in Rocklin.
Market conditions often change quickly. Your experience selling a home a couple years ago or your friend’s experience 3 months ago, is probably different than what market conditions are today. The economy, listing inventory, and season of the year all come into play. In a HOT real estate market with low inventory where you are the only house for sale in the neighborhood, you can expect a quick offer! However, when the market conditions slow down, it will absolutely affect the time it takes to sell your home. Currently market conditions are pretty normal. Buyers want to pay a fair price for a home and are not bidding homes up. If you list your home above the comparables in market conditions like we see today, it could take a few months to sell your home.
