Sell your House in Roseville – NOW or NEVER?
You’ve been wanting to sell your Roseville house for awhile but with low values and equity, it hasn’t seemed like a good time. Now Roseville home values are rising, great! Should you sell now or ride the wave of appreciation in order to get TOP DOLLAR? Waiting to list your home in order to walk away with more money is risky. Let me explain.
Roseville home values are up because the demand is up and the supply of homes on the market is low. However, limited supply of homes is a temporary issue. There are several reasons why limited inventory won’t last:
- Low and negative equity prevented many people from selling their home, even when they wanted it. Now that values have increased, many who have waited years to sell will put their homes on the market at once, increasing inventory and giving buyers more options.
- Seller psychology is changing. Many potential sellers are hesitant to put their homes on the market when they feel values are increasing. But, when they do decide to put their homes on the market, the new supply of homes will actually inhibit price increases as there is less competition among buyers.
- Builder activity is on the rise. In 2008, home builders almost completely stopped building because new homes were so much more expensive than resale homes, they just weren’t selling. Builders are jumping back into the market in droves as values rise in order to give buyers the option of a brand new home. These new homes will greatly contribute to the supply of available homes in Roseville.
Buyer demand is also not expected to last. While demand for a home is high now, there are a couple reasons why it’s expected to fade shortly:
- Historically low interest rates are starting to creep up. Buyers are urgently trying to buy while rates are still low. Rates are rising and as they go up, demand will go down. Less buyers mean lower or level values for Roseville home sellers.
- Institutional investors are contributing to buyer demand right now. As these large investment groups sense values are two high without much growth expected they will now longer be interested in buying more.
If you’re thinking about selling your Roseville home, it’s risky to wait any longer. Along with the forecasted increase in supply and decrease in demand, early summer is traditionally the best time to sell. When August rolls around, buyers demand always slows and it’s pretty dead come the holidays. Roseville home values are rising now, but after 15 years as a Roseville real estate agent, my sense is that they will slow very soon!
